When looking at open homes, it’s important to note the drainage, storm and roof water, and flood zones. With the multiple floods over the past few years, many suburbs have become cheaper to buy in, however, the cost of being unprepared for future floods could be great.

According to a 2022 study by CoreLogic, when looking at the change in dwelling values, Fairfield dropped the furthest by -24.3%. Additionally, Yeronga dropped by -14.0%, and Rocklea by -13.3%. These suburbs, along with many others located on or near the Brisbane River, became cheaper to buy in due to the flood risks and homes unable to properly drain the water. When buying, knowing what to look for will save thousands of dollars after the next flood.

The Importance of Stormwater and Roofwater Drainage for Your Home

Stormwater drainage causes the water to pass over your roof, into gutters, down pipes, into stormwater drainage system, stopping it from flooding your house. With Brisbane’s history of flooding, having inadequate drainage systems could be detrimental to your home. By having the proper plumbing to remove the water quickly, long term damage – such as damage to roof structures and other building materials, issues with attracting unwanted termites, flooding to areas around the home and into neighbouring properties, and erosion under slabs, foundations and gardens – can be minimised, if not entirely avoided.

Especially when buying in flood zones, it is important to make sure there's extra drainage on site in the form of backyard drainage. Without adequate backyard drainage, excess water can accumulate or flow across your property, leading to soil erosion, waterlogging, foundation damage, and potential flooding. Backyard drainage can be implemented by professionals in the form of:

  • Landscaping and yard drains

  • Water Pumps

"When Brisbane sees a heavy rain period, avoiding a flooded property may not be possible. We've seen a marked increase in demand for stormwater and backyard drainage solutions over the last few years.
